Beautiful 60-acre farm for sale in Northeast Alabama

We have regretfully decided that we need to sell the beautiful Northeast Alabama farm that we have used for the past five years as a guest house and retreat for pastors and missionaries. The only reason we're selling it is that now that we live on a farm ourselves, driving an hour each way to care for the AL farm is too much on top of our home farm and DH's new career. Here is our realtor's listing.
The farm is located about 10 minutes off I-59, north of Ft. Payne, AL on beautiful Sand Mountain. It's also about 45 minutes from Chattanooga, TN. The approx. 1500 sq. ft. house has a low maintenance brick veneer, metal roof, vinyl windows and hardi-board trim. We replaced many of the studs, added insulation everywhere including the interior walls for sound-proofing, reinforced the floor, and put in new vinyl windows. Down the hall from the living room are a main bathroom with all new fixtures and three bedrooms. The entire house has new hardwood floor with new tile in the laundry room and bathrooms. The covered front porch looks west and the back patio looks east for enjoying beautiful sunsets and sunrises. There is a new hardi-board shed behind the house, a well house that could have the well reactivated, and a metal clothesline. The house is at the end of a 0.1 mile county road which serves as a driveway, so it is set back off the road for privacy and quiet, while being convenient to the interstate and only 15 minutes from groceries, etc. in the little town of Henagar.
Now for the gorgeous farm! All 60 acres (except the 1-acre house site) is fenced. Heading through the pasture gate you come to a pond stocked with large- and small-mouth bass, crappie, etc. The livestock pond adjoins a large pasture area which has been fertilized and hayed for the past few years. Behind the house is another hayfield/pasture area. Nearby is an old barn which shelters our Kubota M-series tractor; although most of the barn needs replacing, the supports are strong. A wet-weather creek fringed with woods crosses the property diagonally, providing plenty of shade for livestock wherever they go.. The back part of the property has another large hayfield/pasture area. In the far corner of the property is an approx. 2-acre lake, up to 20 feet deep, where that spot was strip-mined in the early 70's. A small peninsula juts into the lake, and there is a large new gazebo there, convenient for picnics and swimming. The lake is stocked with fish and had yielded some very large catfish. Up behind the lake is a small meadow encircled by trees, the perfect place to camp or use as a natural riding ring.
The farmer we bought the property from ran cattle on it and hayed it, although we had him remove his cattle because they didn't mix well with guests. He needs Dexters! Since then he has continued to hay most of the property and gets two cuttings a year. He gets 120 or more large round bales in the first cutting; less in the second. This farm would make a wonderful place to raise cattle or any other livestock. There is abundant wildlife such as deer, turkey and pheasant, and it would make for great hunting, too. Sand Mountain has a wonderful climate with plenty of rain; it's always a few degrees cooler there in the summer than it is anywhere else. One of our young guests referred to it as "that heavenly place in Alabama."
